The development of this formerly vacant and derelict 14 hectare site got underway in 2010 with the aim of providing a sustainable, high-quality environment to attract and support growing businesses in the manufacturing, engineering and logistic sectors. Forsyth Glazing Limited (FGL) has its operating base at 30 Tobago Street, Calton. The company occupies a modern factory and office facility of 1,376 sq m (14,800 sq ft). It is a well-established business and currently employs 55 staff. It supplies all types of glazing units, specialising in door and mirror fittings. In February 2013 CGDL approved the sale of development land for the construction of a new factory extension. CGDL also assembled the various ownership interests to integrate with their car parking/landscaping proposals for the larger site. In December 2016 a design change was agreed to provide a stand-alone unit of 8,000 sq ft which was completed in March 2018. Terms were agreed with Howdens to take a lease of the unit in 2019 to Howden Joinery properties Ltd who commenced trading in late 2019. Forsyth propose to secure the whole London Road frontage and carry out full landscaping of the area.


Swanston Street

In 2010 it was estimated that of the total showpeople population in Scotland, 54% lived in Dalmarnock and the neighbouring Cuningar Estate in South Lanarkshire. 170 showpeople families lived within 22 yards in South Dalmarnock in a well-established community, representing around 600 people. A scrap yard at 103 Swanston Street was located between two Showmens yards. Clyde Gateway purchased the site in Swanston Street in December 2010 to enable Clyde Gateway to provide community relocation options for the showpeople community within Dalmarnock affected by the regeneration proposals. The purchase of the site also removed the previous scrap yard use and allowed Clyde Gateway to influence the future use in keeping with the master plan for the area. The site was offered to priority Showman Landlords within the area; however, no party progressed to purchase the site it was openly marketed as a development opportunity for sale. Zoned for industrial use, the site was purchased by Stewart Properties Ltd who own the adjacent showman’s yard. Stewart properties constructed a 10,000 sq. ft industrial unit on the site which allowed them to expand their existing fabrication business.


Jessie Street Industrial

Clyde Gateway purchased the disused site at Jessie Street in September 2009. Its proximity to the North Toryglen Transformational Regeneration Area (TRA) directly to the east meant that in order to Provide industrial yard facilities for companies affected by the Shawfield site assembly programme the site required to be remediated and sub divided into 4 smaller sites with associated infrastructure. Two of the newly formed sites were leased to concrete batching companies Cemex UK Materials Ltd and Hanson Quarry Products, the third was sold to specialist concrete supplier DM Marshal and Son. All three companies were relocated as part of Clyde Gateways Business Relocation Programme from the former Shawfield Industrial Estate, now Magenta Business Park. The forth site was surplus to relocation requirements and was placed on the open market for sale in April 2013 through Colliers International and sold to Fortdene Limited in 2014. The two leasehold interests formed an investment disposal to Catering World in 2012 allowing CGDL to exit from the well-established industrial location.
